Air Duct Cleaning FAQ — San Jose, CA
Common questions from homeowners in San Jose and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
How often do ducts in a San Jose house actually need cleaning?
Most homes here land somewhere in the three to five year range. What pushes a house toward the short end is dust load, and San Jose generates plenty of it, with roughly 15 inches of rain falling between November and April, then nothing washes the air for months. Add wildfire smoke drifting in from Northern California fires in late summer and fall, plus winter valley inversions that hold particulate down in the Santa Clara Valley, and the interval shortens. Pets, recent remodeling, or a new baby in the house are also good reasons to move sooner.

Walk me through the job from the time you arrive.
We start by looking at the system, not the ducts, blower, coil, return, filter slot, and how the trunk runs through the attic. Then we seal off the registers, put the vacuum on the main trunk line, and pull the system under negative pressure. Each branch gets worked individually with rotating brushes and compressed air so the debris travels toward the vacuum instead of into your rooms. We finish at the return and blower compartment, which is where the heaviest buildup usually sits, and we show you what came out before we pack up.

What's the realistic time window for this appointment?
A single-story ranch on slab with one system and a normal number of registers usually runs three to four hours. Two-story infill homes from the 1980s through the 2000s often have two systems and more duct footage, so plan on most of a day. Downtown and North First condos are faster, since the runs are short. If the attic is tight or the trunk is buried behind stored boxes, add time, and we'll tell you that before we start rather than after.

What makes one duct cleaning cost more than another?
Register count is the biggest single factor, followed by how many separate systems serve the house. Attic access matters a lot in San Jose because slab-on-grade construction pushed nearly all the duct runs overhead; a low-clearance attic with a small hatch is slower work than a walkable one. Flex duct that has sagged or pulled loose, heavy grease near a kitchen return, or a blower cabinet that hasn't been opened in a decade all add labor. We look at the actual system, explain what we see, and give you the number in writing before anyone touches a tool.

Will you be moving my furniture around or leaving dust behind?
We need clear access to each register and to the furnace or air handler closet. Light items we'll shift ourselves and put back; heavy pieces, breakables, and anything on top of an attic hatch we'd rather you handle before we show up. Drop cloths go down at the equipment and at the trunk connection, since that's the only spot we cut into. The vacuum stays running the whole time and vents outside, so the dust leaves the house instead of landing on your floors.

How do I know if my problem is the dryer vent and not the HVAC?
Dryer symptoms are specific: clothes still damp after a full cycle, a hot laundry room, lint collecting around the door seal, or a burning smell. HVAC symptoms show up across the whole house, dust settling on surfaces a day after you wipe them, weak airflow at some registers, or a musty note when the system kicks on. The two share nothing but the word "vent," and they're separate jobs. Many postwar tract homes here run the dryer duct a long way through the attic with several elbows, which is exactly where lint packs in.

What happens if you find mold in the system?
We stop and show you. Dark staining on duct interiors or at the evaporator coil is sometimes mold and sometimes just settled dust holding moisture, and we won't guess on your behalf. If it looks like active growth, we recommend testing by an independent party before any remediation, because the treatment depends on what it is and what's feeding it. Usually the root cause is a condensate problem at the coil or an attic duct sweating in a humid stretch, and that has to be fixed or the growth returns.

Does a fresh filter go in before you leave?
Yes, on standard sizes we carry, and we'll tell you the size and MERV rating so you can buy them yourself later. Putting a dirty filter back into a clean system makes no sense. Oversized media cabinets on some Trane, Lennox, and American Standard setups use filters we may not have on the truck, in which case we'll note the exact part for you. We also check that the filter actually seats. Gaps around the frame let unfiltered air bypass straight into the blower, and we see that constantly.

Can someone come out today?
Often, yes. Call in the morning and there's a decent chance of an afternoon slot, especially outside of the long cooling season when the phones are quieter. Smoke events and the first real heat wave of the summer fill the schedule fast, so same-day gets harder during those stretches. If today is full we'll give you the next honest opening instead of booking a window we can't hold.

Which areas do you cover?
San Jose and the surrounding Santa Clara Valley, at the southern end of San Francisco Bay, with the Santa Cruz Mountains to the west and the Diablo Range to the east. We work on the late 1940s through 1970s ranch homes built fast over the old orchard land, the two-story infill that followed, and the condo and apartment towers downtown and along North First. Equipment-wise we handle Carrier, Trane, Lennox, Goodman, Rheem, and American Standard systems. If you're near the edge of the valley, call and we'll tell you straight whether you're in range.
